If you’ve found Pedasi and fallen in love with it as we have, we think you’ll appreciate the new homes we’re building here.   Our experience in Pedasi is that there are not a lot of For Sale or Se Vende signs on homes here.  The For Rent market isn't much better.  We know. We looked for over a year before deciding to hang our For Sale signs out in front of houses we'd build ourselves.

Located within easy walking distance of the town square our homes are located in three separate small subdivisions.  These  houses capture the beauty of the traditional country homes we’ve found in the Azuero Penninsula, and especially in and around Pedasi.

Yet, they're right in the heart of town.  Within easy walking distance to churches, cantinas, restaraunts, bakeries, and grocery stores, these newly constructed homes fit right into the local architecture.

Old World Craftsmanship

 

 

These spacious 2, 2 and a half, and 3 bedroom homes feature hand made, locally sourced and sun dried roof and floor tiles, corotu wood roof rafters, roof decking, doors, windows, posts and columns, soaring ceilings, and beautiful cabinetry in every room.   The capitals at the tops of each post are hand carved by local craftsmen just the way they might have been made 200 years ago.  Windows, doors, and all cabinetry are crafted by local artisans who make each piece by hand.  

 

 

Modern Conveniences

 

 

 

But, along with the classic look we’ve included modern conveniences.  Air conditioning is provided in each bedroom. 6 ceiling fans with lights in each home, including on the back porch, keep the air moving on those rare days that don’t provide a gentle breeze. 

 

Hot and cold water are available at each sink and at the washer/dryer location with hot water provided by a modern tankless gas water heater.  TV and telephone jacks are provided.

 

The bedrooms are spacious with built in chest of drawers and ample hanging space.  The bathrooms offer polished concrete shower walls, thick wooden countertops as well as modern fixtures. 

 

The kitchen area is open and includes refrigerator, gas stove, and stacking washer/dryer hookups, along with upper and lower cabinetry and thick wooden counters.

These homes on Guayacanes Lane, and in the Naranjito I and II developments (on Naranjal road near the school) are priced within reach of almost everyone.  Starting at $123,900, including the spacious 500 to 600 square meter lot, these homes offer a lot for the money. 

 

Add a pool, a thatched rancho, a deposit, a privacy gate and fence, and you’ve created a country compound that will provide you with years of enjoyment, and yet at a moderate price not often seen in this area.

Our Developments

 

We have two developments under construction and one purchased for future development.   The first development is near town on the road (Guayacanes Lane) across from Resturante Pasta y Vino.  Just head out of town toward Playa el Toro and Playa la Garrita.  Guayacanes Lane is just past the clinic where the two roads that pass the square intersect.  It's a quiet place with good neighbors, 500 square meter lots with water, sewer, electricity and telephone.  PLenty of space for a rancho, a pool or a deposit.  Click on the button below to see the site plan.

 

 

 

 

 

Naranjito I and II are two separate large parcels, near the school in the area called Naranjal.  The road is currently unpaved but is scheduled for pavement in 2014.  We have one development on the left side of the road (Naranjito I) and another on the right (Naranjito II).  There is current ly one 2 bedroom, 2 bathroom houose in Naranjito I and there will eventually be 5 homes on a center street.  We have recently planted the land of Naranjito II with papaya  and hope to have abumper crop later in 2013.  This project will start at a later date.  Click on the button below to see site plans for both projects.

 

 

 

 

 

 

 

 

 

 

Cocaleca

Size: 140 Square Meters on 500 Square Meter Lot

Price:  $154,900

Cocaleca is a 2 bedroom, 2 and a half bath home.  Using a smaller front porch than the similarly designed Titibua, we've accommodated 2 en suite baths, allowing two master bedrooms and also a half bath accessed from the living area to accommodate visitors. 
 
We've got one Cocaleca model nearing completion in the Guayacanes Lane project with a sales price of $154,900.

 

 

 

Cocochita

Size: 127.5 square meters on 600 Square Meter Lot

Price: $134,900

Cocochita is the smallest of the homes we're currently building and is the least expensive.  With two front bedrooms and 2 baths, this home features a large great room with attached large rear facing covered porch.  This makes for a great home for entertaining.
The Cocochita model is completed and move in ready in our Naranjito I development and is priced at $134,900.

 

 
Oropendula

 

​3 Bedrooms, 2 Baths, Kitchen, Living Room, Covered Front and Rear Patios.

Size: 161.2 square meters on 500 Square Meter Lot

Price: $166,900

 

 

 

 

Oropendula is the largest of the homes currently available.  It has 3 bedrooms with a rear facing master bedroom with in suite bath, plus two large bedrooms that share a common bath.  The resulting home will accomodate a large family, lots of visitors, as well as a separate office and/or TV room.

 

We have one lot left on which we can build the Oropendula model in the Guayaanes Lane project.  The projected price, at June 2014 prices is $166,900.
